What geographical locations do you service?

Our head office is located in south Coquitlam, with easy access to the Trans Canada Highway. This allows us to travel anywhere in the Metro Vancouver area - from Whistler to Bowen Island to Abbotsford. We get there quickly and efficiently.

We also have an office located in Sechelt, BC - giving you measuring coverage on the Sunshine Coast!

How long does the measuring take?

Our Measuring Technicians survey about 1,800 sq.ft. per hour, depending on the number of walls and ease of access. Vacant and/or open spaces are faster, while heavily occupied spaces may take longer.  For example, a 6,000 sq.ft. home would take approximately 3.5hrs, while an 800 sq.ft. condo should take less than 30 minutes. ACCURACY IS MORE IMPORTANT THAN SPEED!

 

What do I get, and when do I get it?

Once the MeasureTech leaves the site, the data collected on-site is processed at our local drafting office. Our highly trained staff draw the floor plan using professional industry software, calculate the area's using ANSI/BOMA standards, add your required agent/broker info, and lay it out nicely on an 8.5x11 sheet ready for marketing. All of our floor plans also come with a properly formatted, IDX Compliant 1280x960 .jpg file for use on the MLS as one of your 20 photos.

Turn-around time for properties up to 3,000 sq. ft., is end of the next business day! Properties greater than 3,000 sq. ft. may require slightly longer, and properties over 10,000 sq ft. require up to 48 hours or more. We can deliver jobs under 5,500 sq. ft. by 10am the following day for a $200 RUSH FEE. An invoice will be processed and sent once the square footage is finalized.

 

Do you require access to every room?

Yes. In order for us to provide accurate floor plans and area calculations, our ScanTechs will need full access to the entire property. This includes utility rooms, crawl spaces, wine cellars, exterior spaces, etc.

 

Can I pay by credit card?

OF COURSE! We accept Visa, MasterCard, and American Express. All transactions are completed using a secure, third-party website. Your information is safe, and never stored on any server.

Do you keep the files?

Yes, we keep all drawing files on a secure server, which is frequently backed-up. For a small fee, we can email the files to anyone upon your request.

 

Are you Insured?

Yes. We are fully insured with $6,000,000 in commercial general liability (CGL) and professional liability insurance (Errors & Omissions). 

 

Is there an industry standard when it comes to measurement?

There are a number of organizations that are constantly working towards establishing industry standards, but unfortunately at this time there is no single professional body governing the building measuring profession. As a result, there is currently no mandatory licensing or certification requirements to deliver building measuring services.

West Coast Measuring has chosen to  adhere to ANSI/BOMA Standards for area calculations, and follows the REBGV/CREA guidelines when measuring residential spaces.

 

What is your cancellation policy? Do you offer Refunds? 

We understand that life can get in the way sometimes and that cancellations are necessary. However, if you need to cancel or reschedule an appointment, please provide a minimum of 24 hours notice. Less than 24 hours notice will be subject to a $150 cancellation fee.

As our work sometimes involves extensive travel costs and hours of onsite work, we cannot offer refunds. However our goal is to make sure you are 100% satisfied with your floor plan. If you require room name changes or additional labeling, please contact us and one of our CAD Techs will be happy to help you for no additional charge.
